If you’ve taken a stroll down Wilbraham Road recently, past the buzzing cafes and the queue for fresh bread, you might have noticed a few more "For Sale" signs peeking out from behind the hedgerows. From the leafy stretches of St Werburghs Road to the bustling heart of the village centre, M21 is feeling particularly alive this September.

But before we dive into the numbers, I want you to play a "what if" game with me. What if you found out that the house you bought years ago was now essentially a golden ticket? In M21, the gap between what people hope to get for their homes and what they are actually being paid is almost non-existent. In fact, on average, homes here are selling for about £420,192—which is actually a tiny bit more than the average asking price! It’s like putting a cake out for a bake sale for £5 and having someone insist on giving you £5.05 because they want it that much.

The Big Picture: A Tug of War

Right now, we are firmly in what we call a Seller’s Market. To put that in plain English, imagine you’re at a popular local fair and there are only three ice cream vans but a hundred hungry children. The people selling the ice cream hold all the cards. In M21, there are more people looking to move in than there are houses available to buy.

However, the "ice cream" situation is changing slightly. This month, we’ve seen a bit of a boost in choice for buyers. We’ve gone from 95 homes on the market to 109. That’s 14 extra families who have decided to put up a sign and move on to their next adventure.

How Much Choice Do You Have?

While 109 homes might sound like a lot, when you spread that across all of M21—from the grand houses on Stockton Road to the terraces near Corkland Road—it’s still quite a tight squeeze.

Think of it like a game of musical chairs. Every month, about 29 homes find new owners. With 109 currently available, it means about a quarter of all the homes you see for sale right now will likely be "spoken for" by this time next month. This "turnover" shows the market is moving with plenty of energy, even if the total number of homes for sale has crept up a little bit.

What Does This Mean for Your Saturday Morning?

If you are looking to sell your home: Don’t be put off by the fact that there are 14 more homes for sale than last month. In the grand scheme of M21, 109 properties is still a very low number. You aren't facing much competition from other neighbours, and because the price people are actually paying is staying so strong, your home is likely worth more now than it has been in years. You’re still the one in the driving seat.

If you are looking to buy a home: The news is actually quite good! You have more choice this September than you did in August. Whether you're looking at a stunning spot on St Clements Road or something near the meadows, those 14 extra properties mean you might not have to settle for "almost perfect." However, because it’s still a seller’s market, you can’t afford to dither. When you find the one, you need to be ready to pounce.

If you’re just staying put: You can rest easy knowing that M21 remains one of the most sought-after spots in the North West. When people are willing to pay the full asking price (and sometimes a smidge more) to live on your street, it shows that your neck of the woods is a very safe place to have your money parked.
